Unvented Hot Water Cylinder Leak Repair in Edinburgh
A customer contacted Can Do Plumbing after discovering a leak from their Baxi unvented hot water cylinder. We attended to investigate and trace the source of the water leak.

Finding and repairing the leak
Following an inspection, the leak was traced to a component on the cylinder installation. Because of its position, the cylinder had to be fully drained to allow the faulty component to be removed and replaced safely.
The repair illustrates why identifying the actual source of a cylinder leak matters: access requirements and the amount of water that must be drained can vary considerably depending on the component involved.
Why annual servicing matters
Unvented cylinders store hot water under pressure. They have safety and pressure-control components which should be checked at the intervals specified by the manufacturer, commonly every 12 months, by a suitably qualified engineer.
Servicing may include checks of the expansion arrangement, temperature and pressure relief devices, inlet controls, tundish and discharge pipework, signs of leaks or corrosion, and overall operation, following the manufacturer’s instructions.
What can happen without regular maintenance?
Undetected leaks may cause property damage, pressure or expansion faults can cause nuisance discharge, and failing controls or neglected components can affect reliability and safety. Regular servicing helps spot problems early; it cannot guarantee that failures will never occur. In serious circumstances, failure of multiple safety measures can make a pressurised hot-water system hazardous.
